Description

Cesaraugusta Prime Estate is Overlord Gestión's first income-asset vehicle, focused on investing in prime tertiary assets with stable income and a conservative risk profile. The portfolio brings together four retail units on the main shopping streets of Zaragoza (Paseo Independencia 8) and Madrid (Calle Alcalá 161-163), leased to established retail operators —C&A, Stradivarius and Pepco—, together with 39 storage units.

The assets operate under triple-net leases —where the tenant bears maintenance costs, insurance and taxes— with rents updated annually to CPI, giving the vehicle's cash flows visibility and stability. The investment horizon is long term.
