Overlord Gestión

About us

A boutique real estate manager that identifies, structures and operates alternative assets alongside its investors. Institutional exposure with personalised service at every stage of the investment.

What we do

We manage the full asset lifecycle and co-invest in every vehicle.

Since the firm was founded in July 2023, we have structured institutional vehicles across the residential, logistics, retail and alternative sectors for private investors and family offices.

We commit our own capital to every project, so we share the same risk and the same objective as those who co-invest with us.

We co-invest, sharing risk and objective

Our model

Institutional rigour, the agility of those who co-invest

Four principles shape how we originate, structure and operate every vehicle alongside our co-investors.

01

Alignment of interests

The managers invest in every vehicle as investors, with a minimum of 5% of the capital. The team's objectives and the investor's are identical.

02

Institutional access

Projects of €20–40M that individual investors cannot access on their own, with proprietary structuring and sourcing and a private, club-deal ticket.

03

Alternative specialisation

Flex living, prime retail units, hotels and offices: sectors with structural demand outstripping supply.

04

End-to-end management

From land origination to asset delivery: analysis, structuring, obtaining financing, acquisition, project definition, obtaining licences, execution and divestment with a single point of contact.

Sustainability

Efficient assets, more liveable cities

Sustainability is part of the analysis of every investment: we design, build and operate assets with their efficiency, their urban environment and the people who live in them in mind. The buildings we develop are designed to the standards of certifications such as BREEAM and Fitwel.

  • 01

    Energy efficiency

New-build developments with high energy ratings: efficient envelopes, aerothermal systems and photovoltaics to cut consumption and emissions across the asset's whole life.

  • 02

    Urban regeneration

We transform underused land and buildings into flexible housing and active spaces, densifying the consolidated city rather than expanding it.

  • 03

    Wellbeing and community

Landscaped courtyards, shared areas and common services that foster community life and raise residents' quality of life.
