The hardest part of a real estate investment is not building or financing: it is choosing where. A good asset in a bad location drags its mistake around for decades; a decent asset in a growing district benefits from the push of everything happening around it. That is why we put so much effort into reading the territory before looking at the land.
Madrid's south-east —Vicálvaro and its surroundings— is today one of the areas where that analysis takes us most clearly. Not because of what the district already offers, but because of the combination of forces pushing in the same direction.
The three signals we read
When we study a location we look for three conditions to coincide. They rarely occur all at once; in the south-east, they do:
- Available, planned land. Unlike the consolidated centre, the south-east has land with urban development already planned, allowing projects of scale without paying the premium of the city already built.
- Transport and connections. The metro and commuter rail network and the road axes shorten the real distance to the centre. Connectivity is what turns "far" into "well connected".
- Young demographics. It is an area that attracts young people and new households — exactly the profile that demands flexible, quality housing at reasonable prices.
We do not buy the district we see today: we buy the district that transport, planning and demographics are drawing for a decade from now.
Anticipating without speculating
Reading the potential of an emerging area is not betting blindly on future appreciation. It is identifying trends already under way —committed public investment, transport lines in service, measurable population flows— and positioning yourself before the market has fully priced them in. The difference between anticipating and speculating is precisely that: the existence of data backing the decision.
That is the logic behind Vik Living, the largest development in our portfolio, with 328 units in Vicálvaro. We did not place it there because of price, but because the three signals pointed in the same direction. Well-chosen land is the first link in everything else.
